Time, Cost, Quality - pick two

So often the cheapest quote wins the job. This usually ends in tears. There is more than just cost to consider when looking at construction, it is not as simple as comparing an apple with another. Like all good things, the devil is in the detail and you get what you pay for.

On one end of the spectrum you have Project Home Builder's (housing) who turnover hundreds of houses each year for a very cheap price. Their subcontractors are signed up to very tight per metre rates so in order for them to make money they must get their work done very quickly. They generally use the cheapest materials and they build to the very minimum standards. They also sign you up to lump sum contracts with a long construction period. These builders are targeting clients who value cost above all else.

On the other end of the spectrum you have bespoke architectural home builders that are usually signed up to cost plus contracts where quality is the most important factor. These can take a long time to build, generally use the very best materials, and require the most stringent quality.

The advent of 'built-off-site' technology has changed the landscape somewhat. Here you can deliver a building in a fraction of the time, to exacting standards, and at a moderate price point. This technology has been used extensively overseas but is only just starting to take off in Australia.
